HSE says most landlords can assess the risk themselves, and DwellFlow exists so that yours stands up when somebody who knows the subject reads it. But plenty of people would still rather hand the job over, and that is a fair answer. Tell us the postcode and we will price a visit.
Read a finished example before you ask for a price. It is the document you will get.
A visit is the one thing that cannot be priced from a screen: it depends on where the property is, how many there are and how close together they sit. Several flats at one address cost far less each than two houses forty miles apart, and a cluster of ten is cheaper again.
So we price your postcode and send it back the same working day, as a fixed figure before anybody travels. Nothing is charged until you say yes.
A visit does not make the assessment count for more. The duty is to assess the risk and keep it under control, and an assessment you do yourself with DwellFlow meets it — for £20 a property, including VAT. What the visit buys is your hour back, the travel, and somebody else arranging access with the tenant.
If the property is a long way from you, awkward to get into, or you simply do not want to be the one taking the readings, that is reason enough. If it is round the corner and empty between tenants, do it yourself and keep the difference.
That is all we need to answer. We reply the same working day, and we will tell you straight away if we cannot reach the property.
